Malibu is the most corrosive environment we work in, and salt air changes the entire maintenance picture for a chimney. Most of a chimney is impossible to assess from the hearth. The flue liner, the smoke chamber and the sections passing through the framing are all hidden, and those are exactly the places where a dangerous defect develops quietly. A camera survey is the only way to see a cracked or displaced clay tile, a gap in a metal liner, or a section where heat has been reaching combustible framing. The industry recognises three levels of inspection. A Level 1 is the annual visual check that accompanies a sweep. A Level 2 adds a full internal camera survey and is what the NFPA 211 standard calls for whenever a property changes hands, after any chimney fire or earthquake, and whenever the appliance or fuel type is being changed. In practice that makes the Level 2 the inspection that matters most around a home sale, and it is the one escrow companies and insurers ask to see.
