Overview
Chimney leaks in Southern California arrive on a schedule that works against everybody. Nine months of dry weather give nobody any reason to think about the stack, and then a concentrated winter storm exposes every defect at once, usually as a damp patch on a ceiling or standing water in the firebox. Because the rain arrives in bursts rather than steadily, a chimney here can leak badly for years without anyone connecting the ceiling stain to the chimney at all.

For all the variety in how leaks present themselves, water gets into a chimney through a short list of entry points. Diagnosis is a process of working out which one applies, and it matters enormously, because the wrong fix does nothing at best and makes things worse at worst.
The crown:
The crown is the concrete slab at the top of the stack, sloped to shed water away from the flue and out over the brickwork. When it cracks, water goes straight down into the structure instead of running off it. A properly built crown also has an overhang with a drip edge so runoff is thrown clear of the brick. Plenty of crowns in this region were built flush with no overhang at all, which means every drop of runoff washes down the face of the masonry.
The flashing:
Flashing is the metalwork sealing the junction where the chimney passes through the roof, and it is the most common leak point on the entire structure. Done properly it is two layers: step flashing woven into the roofing, and counter flashing let into the masonry above it. Done badly, or repaired at some point with roofing tar as a stopgap, it fails and lets water track down between the chimney and the roof deck.
The cap:
A missing or damaged cap leaves the flue open to the sky. It is the most obvious entry point and the easiest to fix, and it is remarkable how many chimneys we find with no cap at all. Every inch of rain that falls goes directly down the flue, which is exactly why the damper below it is rusted.
The masonry itself:
Brick and mortar are porous. Sound masonry in good repair sheds most of what lands on it, but as mortar joints erode and brick faces spall, absorption increases until the structure is effectively taking on water across its whole surface. This is the entry point that white efflorescence staining tells you about.
Why sealing the chimney is usually the wrong first move
The instinct when a chimney leaks is to waterproof it, and it is the single most common mistake we are called in to undo. Two things go wrong. If the water is entering through the crown, the flashing or a missing cap, sealing the brickwork achieves precisely nothing, because that is not where the water is going.
Worse, most hardware-store waterproofers form a surface film. Masonry needs to breathe: moisture that gets into the structure has to be able to evaporate back out. Seal the outside with a film-forming coating and the moisture already in the wall is trapped, where it accelerates spalling and mortar failure from the inside. A proper masonry sealer is vapour-permeable, and it goes on after the structural repairs, not instead of them.
Order of operations matters: fix the entry point, let the structure dry, then apply a breathable sealer if the masonry needs it. Sealing first traps the problem inside.
Why it leaks in some storms and not others
Wind direction. A flashing defect on the north face of a stack only lets water in when rain is being driven at that face. This is why a chimney can come through one storm perfectly and leak through the next, and it is particularly pronounced in Newbury Park and the canyon-mouth neighbourhoods where Santa Ana wind funnels through with real force. Wind-driven rain finds defects that would never leak in a sheltered location.
Chimney or roof?
It is a fair question and the two are genuinely easy to confuse, because the flashing sits exactly on the boundary between them. Water appearing inside the firebox is a chimney problem. Staining on a ceiling near the chimney could be either. We inspect the flashing and the surrounding roof and tell you plainly which trade you need, including when the honest answer is that you need a roofer rather than us.
The right time to deal with it
Autumn, before the rains. Diagnosing a leak is far easier on a dry roof, repairs cure properly in warm weather, and sealers need dry masonry to work. Waiting until water is coming through the ceiling in January means working in the worst conditions on the worst timeline, and a tarp is not a repair.

Frequently Asked Questions
You can, and people do, but water in a chimney is not idle. It rusts the damper, saturates masonry that then spalls through the temperature cycle, and can reach framing. A leak that costs a modest amount to fix in October is frequently a substantially larger job by April.
A quality breathable sealer on sound masonry generally holds several years before it wants renewing, though sun exposure on the south and west faces shortens that noticeably here. It is not permanent, and anyone describing it as a one-time treatment is overselling.
